With you every step of the way

At True Mortgage, our Calgary-based mortgage broker loves being able to help first-time home buyers make their homeownership dreams a reality. Buying your first house is an exciting time. It usually marks a major milestone in your life. But there’s a lot to the process that can leave first-time home buyers feeling like they’re in way over their head. With easy to understand instructions and guidance from pre-approval to possession day, True Mortgage will help simplify the home buying experience and be your trusted ally as you navigate this new and exciting time in your life.

Low rates, flexible terms

One of the most daunting things about being a first-time home buyer is the staggering amount of money that’s usually involved in purchasing a home. At True Mortgage we help first-time home buyers feel more comfortable with the whole process and take the time to walk them through everything it entails. This includes finding you the lowest interest rate possible with flexible terms that fit your financial needs. By using our industry connections and shopping around for the best terms you can possibly get, you’ll have more options when it comes to purchasing your first home compared to if you were to go to your bank. Because at the bank, they'll be trying to fit you into their box of products, whereas at True Mortgage we'll find a bank that fits you.

More options than the banks

Did you know that the representative from your local bank branch or bank “mortgage specialist” is NOT licensed to give mortgage advice. They are allowed to “sell” you the products offered by the bank they work for, that’s it. True Mortgage is a mortgage broker that has been licensed by the province to give clients unbiased and informed advice. The only person we answer to is you and your best interest is always at the forefront of every decision we make. We’ll show you what all your options are to help you make the best possible decision. That way you can make an informed decision and proceed confidently through the rest of the process.

The True Mortgage first-time home buyer process

1. Pre-approval

Instead of getting a realtor right off the bat, we think it’s prudent for first-time home buyers to get a pre-approval first before doing anything else. This way you can start browsing for homes that you know you’ll be able to get the financing for and avoid any heartbreak later on down the road.

2. Hire a realtor

Once you know how much purchasing power you have, the next step is to get in touch with a realtor and enlist them to help with your search. Realtors can be a fountain of knowledge, especially for those who are new to the housing market. They’ll narrow down your search by showing you which properties are currently available, arrange viewings, negotiate on your behalf, and handle all the paperwork.

3. Put an offer in

After you’ve found "the one", it’s time to put an offer in. This step can be the most exciting and nerve-wracking part of the whole process. If you’ve hired a realtor, this is where they can come in real handy. They’ll be able to negotiate on your behalf, without emotions clouding their judgment.

4. Get your financing approved

Word has come in that the sellers have accepted your offer! Woohoo! While certainly a joyous occasion and one to celebrate, it’s now time for your Calgary-based mortgage broker to once again enter into the picture. You’ve gotten your pre-approval, but now it’s time for the actual mortgage to be put into place. A good realtor will have put a financing condition within your offer agreement, allowing you some time to get everything sorted out. We’ll coordinate your mortgage approval and start working towards the final steps.

5. Closing the deal

At this point you’ll need to hire a lawyer to take care of all the closing arrangements. Your lawyer will help you coordinate the transfer of money, make sure nothing is left unattended to, deal with the title transfer and lien search, and be the one to actually turn you into a proud first-time homeowner.

6. Time to celebrate!

The title and money have transferred hands, you have the keys to your first home in your possession, and it’s time to celebrate. Congratulations! Whether it was a long and harrowing journey or a relatively easy one, now is the time to sit back and enjoy everything that comes with being a first-time home buyer. Soak it in. You deserve to.
